We use Happy Inspector, a global leader in cloud-based property inspection software to conduct all our inspections. This software allows us to perform interior and exterior inspections of each property and detail any lease or code violations, safety hazards or needed repairs.

Maintenance

We do not charge extra for maintenance coordination and we provide tenants with a Resident Handbook  and a series of videos to help troubleshoot issues prior to sending a vendor. If a repair is needed we will dispatch a  reliable, qualified and cost-effective contractor and resolve the issue.

Lease Renewals

At Peak Residential, we have an aggressive lease renewal strategy that helps retain great tenants. 


We require that our tenants notify us of their intention to move out at least sixty days in advance and use this period to craft our marketing strategy. Our goal is to ensure we get a quality replacement tenant as soon as the move out is complete.

Property Maintenance

A property that is well-maintained will usually have a low vacancy rate and remain law-abiding in regard to Habitability Codes. 


At Peak Residential, we’ll coordinate repairs at no extra costs to you. We’ll also keep the maintenance costs low thanks to using proven and trusted contractors and vendors.


Legal Compliance

At Peak Residential, our team understands the California landlord-tenant laws, from rent limits,  security deposit rules and anti-discrimination laws to habitability rules and everything in between. 


We can also handle any tenant compliance issues that could arise from things like, homeowner associations, contractual issues or even a government authority.


Property Marketing

Marketing a property really can reduce the time it lays empty and helps to ensure a healthy cashflow.

Once all everything is ready, we’ll market your property vigorously on over 100 rental listing sites. 


Tenant Screening

Once the advertising process begins, prospective tenants will start making inquiries about the vacant rental. We’ll then schedule property showings.


At Peak Residential, we will organise property showings 6 days a week and try to make them as easy as possible by providing the prospective tenants with a showing calendar.


After the showing, we’ll then require all interested applicants to fill out a detailed application form. We’ll also vet each applicant to gauge their suitability to rent the property. 




Rent Collection

At Peak Residential, we require that our tenants pay by the 1st of every month and our tenants have convenient rent payment options to ensure the rent is paid.


If for whatever reason the rent falls late, we’ll notify the tenant immediately and impose a late fee. In most cases, the tenant will abide by the notice and make a prompt payment.


While removing a tenant is usually the last resort, sometimes we’re left with no other option. Our goal is to ensure you are paid on time, every time.
