Property Inspections

We use Happy Inspector, a global leader in cloud-based inspecting software program to conduct all of our inspections including move-in, move-out and annual inspections. This allows us to perform inspections of both the interior and exterior of each property and detail any lease or code violations, safety hazards or needed repairs.

Maintenance

We do not charge extra for maintenance coordination and we provide tenants with a Resident Handbook  along with a series of videos to help them troubleshoot issues before sending a vendor. If a repair is needed we will dispatch a  reliable, qualified and cost-effective vendor to diagnose the issue and make the necessary repairs.

Lease Renewals

Vacancies can be costly, especially if they last several months. That’s why, at Peak Residential, we have an aggressive lease renewal strategy that helps retain great tenants. 


We require that our tenants notify us of their intention to move out at least sixty days in advance. We then use this time to craft our marketing strategy. Our goal being to ensure we land a replacement tenant as soon as any move out is completed.

Property Maintenance

A property that is well-maintained will usually have a low vacancy rate and remain law-abiding in regards to Habitability Codes. 


At Peak Residential, we’ll coordinate repairs at no extra costs to you. We’ll also keep any maintenance costs low thanks to using proven and trusted contractors and vendors.


Legal Compliance

At Peak Residential, our team comprehensively understands the California landlord-tenant laws. From rent limits and security deposit rules to anti-discrimination laws to habitability rules and everything in between. 


We can also handle any tenant compliance issues that could arise from, for example, homeowner associations, the lease agreement itself or even a government authority.

Once your property is rent ready, we’ll market it vigorously on over 100 rental listing sites. 


Tenant Screening

Once we begin advertising, prospective tenants will start making inquiries about your property. We’ll then begin to schedule property showings.


At Peak Residential, we conduct property showings 6 days a week and try to make them as easy as possible by providing the prospective tenants with a showing calendar.


After the showing, we’ll then require all interested applicants to fill out a detailed application form. We’ll then vet each applicant to gauge their suitability to rent the property. 

Rent Collection

At Peak Residential, we require that our tenants pay by the 1st of every month. Our tenants have easy and convenient rent payment options, including an online portal. 


If for whatever reason the rent falls late, we’ll notify the tenant immediately and impose a late fee. In most cases, the tenant will abide by the notice and make the payment. However, should the tenant choose to ignore it, we may consider filing for their eviction.


While removing a tenant is usually the last resort, sometimes we’re left with no other option. Our goal is to ensure you are paid on time, every time.
