Local vs. National Property Management Companies
Jessica Landingham

Key Takeaways

  • Ask where your calls are answered, because a national franchise office and a local firm can each be quick or slow.
  • Sacramento stacks AB 1482, the City Tenant Protection Program and Measure Q, so rule knowledge belongs on your screening list.
  • Compare every charge in writing, including vendor markups and what you pay while a unit sits vacant.
  • Put the same six questions to each candidate before you sign.

Choosing a local property management company or a national franchise decides who answers your calls, who knows your street, and how your fees get built.

Peak Residential has been locally owned and operated since 1982 and manages more than 1,600 properties in Greater Sacramento, so we have a view.

National brands have real strengths too. Below we compare the two models on response time, market knowledge, vendors, fees, technology and accountability, then give you a checklist.

Local Property Management Company vs. National Franchise in Sacramento

The difference is structural. A national brand sells a system: standard software, brand training and a recognizable name. Many operate through independently owned franchises, so your experience depends heavily on the franchise owner.

A local firm sells judgments about one market. A national brand's strength is consistency across states, which can suit an owner with rentals in several markets.

Why Sacramento Rules Raise the Stakes for Local Knowledge

Three rent rules can apply here. AB 1482 caps annual increases at 5% plus local CPI, up to 10%, through January 1, 2030.

The City of Sacramento Tenant Protection Program sets a maximum adjustment of 8.6% effective July 1, 2026, and adds just-cause protection after 12 months and one day.

Measure Q, approved in November 2024, limits increases on covered pre-1995 multi-unit buildings. Single-family homes and condos are generally outside the local program but may still fall under AB 1482.

Your manager should explain which rule fits your property. We aren't attorneys, so confirm specifics with counsel.

A Checklist for Choosing Between Them

  • Who answers when a tenant calls at 10pm, and where are they located?
  • Which Sacramento rent rule applies to my property, and how are notices handled?
  • Do you mark up vendor invoices?
  • What do I pay before a tenant is placed, and what happens if I cancel?
  • What statements, reports and portal access do I get?
  • Who is accountable when something goes wrong, the franchise owner, the brand, or both?

Bottom Line

The logo matters less than the person accountable for your property. A national franchise fits owners who value uniform systems across several markets.

A local firm fits owners with Sacramento-area rentals who want rule-specific guidance, vendor invoices without markup and a short path to someone who knows the property.

Peak Residential offers no long-term contract, cancellation on 30 days' notice and no fee until the property is rented. Call us at 916-988-5357 for a free rental market analysis.

Frequently Asked Questions

Are National Property Managers Always More Expensive?

Not necessarily. Fee schedules vary by franchise and by company, local or national, so compare total cost rather than the headline percentage. Ask for every charge in writing: leasing, renewal, advertising, setup, inspection and cancellation.

Ask whether vendor invoices carry a markup, and what you pay while the unit is vacant. Peak Residential charges a percentage of rent with no setup, advertising or cancellation fees, and no management fee until a tenant is placed.

Can a Local Manager Cover Properties Outside the City of Sacramento?

Ask for coverage by address. We manage across Greater Sacramento, including Elk Grove, Roseville, Folsom, West Sacramento and Woodland. Rules can differ between the City of Sacramento and surrounding jurisdictions, so confirm which apply to your property.

Ask any manager who handles showings and maintenance calls in your area, and how quickly they can reach the home.

Does Technology Differ Between Local and National Firms?

Not by default. Many national brands use branded platforms, and local firms often use widely available software.

We use AppFolio owner and tenant portals, with cloud-based inspection reports that include photos. Judge any platform by what you can see: monthly owner statements, vendor invoices, leases and inspection reports. Ask for a sample statement or a demo before you commit.

What Should I Look for in a Management Agreement?

Check the term, the cancellation process and every fee. Peak Residential has no long-term contract, and owners can cancel with 30 days' notice and no penalty.

Ask any firm whether it charges on termination, how deposits transfer, and who keeps the lease and inspection records. Have an attorney review the agreement. This is general information, not legal advice.

How Can I Verify a Property Manager's Credentials?

Start with the California Department of Real Estate license lookup, since property managers in California operate under a broker license. Peak Residential's brokerage license number is 02133123.

Then check Better Business Bureau accreditation and NARPM membership, and read recent reviews on several sites. Ask each company how it responds to common review themes such as callbacks and billing.
